On your website, by phone or on WhatsApp. The big platforms bring you guests you would never reach on your own, so the goal is not to leave them. The goal is for the second visit to be direct. The guest who comes to Eilat comes back every year, and this article explains how to turn them into a guest who books with you.

Why the platforms are a channel, not an enemy

It is easy to be angry about the commission. Every night sold through a platform leaves part of the price with them, and according to international hospitality industry guides that part usually runs between 15 and 30 percent of the booking. In an eight room boutique hotel or a vacation rental, that is money you feel at the end of every month. But the full picture is fairer than that. The big platforms bring you guests you would never reach any other way. A tourist planning a vacation in Eilat starts there, compares there and books there. For them the platform is the market itself, and a business that is not on it simply does not exist.

So our approach is simple. The platform is a marketing channel you pay for, not an enemy you need to run from. The problem starts when it is the only channel. Because then every returning guest pays a commission all over again, their details stay with the platform, and the next contact with them goes through it. The goal is not to close the channel. The goal is for the guest who arrived through it once to book directly with you the next time. On the first visit you pay the commission gladly. On the fifth, it is a waste.

What you are allowed to do with your price

For years the platforms required hotels to keep rate parity. Meaning the price you offer in other channels could not be cheaper than the price on the platform. In Israel that has changed. According to reporting in Globes and Calcalist, the Israel Competition Authority and the large booking site reached a consent decree approved in court, under which hotels in Israel cannot be prevented from offering better prices and terms in competing sales channels online, and also by phone or at the front desk. In April 2026, Calcalist and the law.co.il site reported that the district court even approved a class action against several booking sites, claiming that rate parity clauses harmed competition and raised prices for consumers.

In practice this means you are allowed to offer a guest who calls or writes on WhatsApp a better price than what they see on the platform. It is not a trick. It reflects a real cost. A night with no commission is worth more to the business, and you can share the difference with the guest. A small discount on a direct booking leaves you with more than the full price through a middleman. It is just worth checking what your specific agreement with each platform says before you advertise it loudly.

A guest can arrive at the same night through three routes, and they do not compete with each other. They are stages. The platform brings the first visit. The website catches whoever is already searching for you by name. WhatsApp brings back whoever has already slept at your place.

That is the biggest asset a boutique hotel and a vacation rental have, and most property owners do nothing with it. The guest books through the platform the third time too, and the business pays a commission on someone who was already theirs long ago.

The moment to catch them is during the stay itself. Not after. You already have the guest's phone number because you coordinated the arrival on WhatsApp. The only question is whether you saved it like an asset or like just another conversation. A thank you message at the end of the stay. One message before the next season with a price for returning guests. That is the whole mechanism, and it works because it is personal, not because it is sophisticated. What a direct booking needs to actually work

Direct bookings at a small hotel fail the moment they are harder than the platform. The guest gives up within seconds and goes back to what they know. So the bar is clear. The booking experience with you has to be at least as good as it is there. Google's free booking links

Most property owners know Google ads. Far fewer know about free booking links. When someone searches for a hotel on Google or Maps and picks dates, Google shows a booking module with a list of sites and prices. Some of the rows there are paid ads and some are completely free links. According to Google's official help center, there is no charge for clicks on these links, and Google does not charge money for appearing there. Their ranking is not decided in an ad auction either, but by signals of usefulness to the user. User preference, landing page experience and price accuracy.

How does a small property get in there. Through a Google Hotel Center account. Whoever already advertises in Google's hotel ads is eligible automatically, and an independent hotel connects through a booking system provider or a connectivity partner that already works with Google. In practice that is the realistic path for a boutique hotel, so it is a real consideration when choosing a booking engine.

And there is an update worth knowing. In the past a hotel could update prices itself through its Google Business Profile. According to Google's help center, that option was discontinued at the end of July 2025, and since then an approved partner is required to show prices on the profile. That turns choosing a system that is a Google partner from a technical decision into a marketing decision. A system that is not connected to Google leaves you with no prices in search. Property attributes like a pool or Wi-Fi can still be edited directly in the Business Profile.

Channel manager: how not to sell the same night twice

The moment you have more than one channel, the most expensive risk in this business is born. The same night sold twice. One guest booked on the platform, another guest booked on the website, and both show up with a confirmation in hand. The fix is called a channel manager. Software that syncs availability and prices in real time across all channels from a single inventory. When a night is sold in any channel, the date closes immediately in all the others.
